Permit applications

3001 THIRD AVE. W. (3017675) for a Land Use Application to allow a three-story, three-unit rowhouse structure in an environmentally critical area. Existing single-family dwelling unit and detached garage to be demolished. Review includes future unit-lot subdivision. The following approval is required: SEPA environmental determination. (This project is subject to the Optional DNS Process (WAC 197-11-355) and Early DNS Process (SMC 25.05.355). This comment period may be the only opportunity to comment on the environmental impacts of this proposal.) Building and demolition permits may be needed but were not included in this application. Written comments accepted through July 23.

Permit decisions

2329 W. CROCKETT ST. (3017605) on a Land Use Application to subdivide one development site into two unit lots. The construction of residential units has been approved under Project No. 6379566. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. The following appealable decision has been made based on submitted plans: Unit Lot Subdivision to create two unit lots conditionally granted. The hearing examiner must receive appeals of this decision no later than. July 24.

3006 31ST AVE. W. (3016401) on a Land Use Application to allow a three-story duplex structure in an environmentally critical area. Surface parking for four vehicles to be provided. Existing duplex to remain. The following appealable decision has been made based on submitted plans: Determination of Non-Significance (no Environmental Impact Statement required). Environmental review completed, and no conditions imposed. This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355. The comment period was originally published on Jan. 9, 2014, and there is no further comment period on this DNS. The hearing examiner must receive appeals of this decision no later than. July 24.

Design reviews

531 QUEEN ANNE AVE. N. (3014863) of a three-story structure containing commercial space and 31 residential units. Parking for 62 vehicles to be provided below-grade. Project also includes grading. Existing structures to be demolished.

An application for Design Review related to future development of this site has been submitted to the Department of Planning and Development (DPD). This second stage of Design Review is the Recommendation phase. At the Design Review Board Recommendation meeting, the following occurs: 

The applicant will present information about the proposed design and how it responds to the Design Review Guideline priorities established at the previous Early Design Guidance meeting(s).

•The public may offer comments regarding the proposed design.

•The Design Review Board will offer their recommendations regarding the design to DPD.

•Following the meeting, DPD will issue a written Recommendation report summarizing
 the meeting. This report will be sent to those who signed in at the meeting or otherwise requested a copy.

The DPD director will accept written comments to assist in the preparation of the early design guidance through July 30. Comments regarding important site planning and design issues for this project are welcome. Comments and requests to be made party of record should be submitted to PRC@seattle.gov or City of Seattle – DPD – PRC, 700 Fifth Ave., Suite 2000, P.O. Box 34019, Seattle, WA 98124-4019.
